Where is The Block Leasing Center located? 

 Our Leasing Center is located in the American Campus Leasing Center on the first floor of The Castilian at 2323 San Antonio St. American Campus Visitors can have their garage parking pass validated inside.

How many apartment locations do you have and where are they located?

 The Block is made up of 8 buildings at 6 different locations.

All of The Block communities are located in the heart of West Campus and within walking distance to The University of Texas. We are also conveniently located near the Austin Community College Rio Grande Campus.

Phase I was built in 2007 and is comprised of:

Is The Block located on the UT shuttle route? 

Yes, the shuttle has stops all around our six communities. We're so close it's often faster to walk.

What floor plans are available at The Block? 

We have over 155 UNIQUE floor plans to suit everyone’s needs! Choose from efficiencies to mega-sized 5 bedroom loft homes! You won’t find any cookie cutter floor plans at The Block. We also have oversized bedrooms available for those who wish to share a room and to reduce cost.

How do I secure an apartment at The Block?

Due to limited availability of each floor plan, we are unable to “hold” apartments. To secure your space at The Block you must submit your online application, pay your $255 upfront fees ($55 non-refundable application fee & $200 non-refundable administration fee), and sign your Lease Agreement.

All roommates do not need to be present to secure an apartment. However, we strongly recommend that you and your roommates come to the office together and sign your lease(s) as a group. One resident signature on a Conventional Lease Agreement secures the apartment and is a binding contract for the value of the lease for the person that signed.  If additional parties do not end up signing the lease, the original lease signer(s) will remain responsible for the entire lease agreement.

What's the difference between a Conventional Lease and an Individual Liability Lease (aka By-the- Bed Lease)?

Most student communities offer one type of lease agreement or the other. The Block gives you the flexibility to choose the lease agreement that best suits your needs.

Conventional Joint and Several Lease

A joint and several lease agreement all residents sign one lease agreement. Both the residents and their guarantors are jointly and severally liable for all terms outlined in the lease agreement including the total rent due for the contract. Any revisions to the lease agreement must be agreed upon by all parties. A maximum of 2 persons per bedroom plus 1 additional occupant if the apartment has a loft, will be permitted to reside in the apartment under this type of lease. A conventional lease is required if any of the residents choose to dual-occupy a room within the apartment.

Individual Liability Lease

An individual lease provides each resident with their own separate lease agreement and responsibility for his/her rental installments and applicable utility and parking charges. By signing an individual lease, you are only taking responsibility for your rental installments and lease terms and will not be held liable for any delinquent amounts owned by your roommate(s).

The Block offers roommate matching assistance in this type of lease agreement, however, only one resident is allowed per bedroom – you cannot share a bedroom.

What is an installment? 

The typical lease term at The Block is approximately 11.5 months of occupancy which coincides with the university's academic calendar. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount typically divided into 12 equal installments due August 1 - July 1. These installments do not represent a monthly rent amount and are not prorated.

How can I make a payment? 

 Payments are submitted electronically through the online resident portal, iResident. iResident allows you to access your account and view your current balance, as well as initiate one-time and recurring electronic drafts from either a checking or savings account.  We do not accept money orders, cash or credit card for payment of rental installments.

When are the installments due?

Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

Do you have a roommate matching service?

If you are signing an individual liability lease you will be given a profile card when completing your lease contract that will inquire as to your study habits, social habits, and hobbies to help us match you with residents that have similar preferences in your floor plan. Please see the Leasing Center for additional details about roommate matching options at The Block.

Can I request specific roommates?

Yes, you can list the roommates you have chosen on your online application as well as your profile card when completing your lease. It is important that all roommates list each other and that all requests are mutual.

Am I allowed to request a specific unit?

You can list your preferences on your application and we will do our best to place you in the apartment that fits those requests. All requests are served on a first-come, first-served basis and are taken in order based on the date your application was received.

What utilities are included?

Cable TV and Internet are included.

Ethernet and wireless access are provided by Time Warner and is complimentary. For internet questions, please call 1-866-701-0796 or complete a service request online at http://www.resident.kadirnetportal.net/.

Cable TV with a full line up of channels will be provided in every bedroom and the common area. For any cable problems or to upgrade your cable package, call Time Warner directly at 512-485-5555.

Pest Control services are offered every Wednesday. Should you have a concern please submit a service request online through your iResident account and we will add your apartment to the schedule.

How are electricity and water set up and billed? 

Electricity can be managed in one of two ways. Water must be managed through a Simple Bills account.

Option 1:  For electric, one person from the apartment can set up the account for the apartment through The City of Austin. This can be set up by calling their office at 512-494-9400. Remember, you’ll need to have this taken care of before your move-in day.

Option 2:  You can to manage both your water and electric bills through Simple Bills (simplebills.com). Every resident is required to have a Simple Bills account for water allocation. All apartments are sub-metered so you only pay for what your apartment uses. Water is typically billed ~45 days in arrears so you won’t receive your first bill until October.

Since you will already have a Simple Bills account for water billing, you can add your electric to this service as well, for a small monthly fee. Simple Bills will allocate your electric and bill it to each roommate. This way, no one has to hunt down the roommate that hasn’t paid! You will pay your bill through Simple Bills instead of City of Austin and no one will have to cover the upfront cost of deposits.

What amenities do you offer?  

Our 25th West Block location offers a fully equipped fitness center open 24 hours / 7 days a week. Each Block location offers a rooftop lounge and numerous locations offer 24 / 7 academic success centers for studying quietly or with a group! Residents are able to access all amenities at every Block location.

The Block pool is located on the 2nd floor of The Block on 25th East. All Block residents can access this pool. Additionally, every location has a rooftop lounge with a sundeck.

Are there washers and dryers included in the apartments?

Yes! Every apartment comes equipped with a washer and dryer included.

Are meal plans available at The Block? 

All apartments come with a full kitchen, which includes a dishwasher, garbage disposal, a full-size refrigerator, a microwave, and an electric oven.

If you’re interested in having an Unlimited Meal Plan included with your lease agreement, contact the Leasing Center for more information on one of our Apartment / Dorm Hybrid Units. Non-Resident Meal Plans are also available for semester or academic terms at both American Campus full-service dining halls located at The Callaway House Austin and The Castilian.

Are pets allowed?

The Block is pet-friendly. We allow 1 pet per apartment, cats and dogs only. All pets must be approved before they are allowed in the apartment. All roommates must agree to have a pet in writing before the pet will be approved to move in. Breed, age, and weight restrictions apply. Please contact the Leasing Center for details.

What if I need maintenance in my room? 

The Block has an on-site professional maintenance team. You can request maintenance by submitting a work order online through your iResident account.

Can I have overnight guests?  

Yes. As long as you have discussed your guest's stay with your roommates, you can have overnight guests for up to three consecutive nights.

Is there parking on site? Do I have to pay to park? 

Every building has its own private, attached, sub-terrain garage with assigned parking spaces. There are two types of parking spots: A standard space fits one vehicle and is $99/installment. A Tandem space allows two cars to park one in front of the other. These lease for $59/installment per car, or $118/space. Tandem spaces must be leased in multiples of 2 and are only available at 23rd, 25th East & West, and Rio.

Is there a curfew at The Block?

No there is not.  The Block is an apartment facility and offers students a lot of freedom in an academic setting. However, residents are expected to behave in a mature, responsible, and courteous manner while living in the community.

Can I smoke at The Block? 

No. We do not permit smoking in the apartments or inside the buildings.

I'm graduating in December. Can I get out of my Lease Agreement?

While we do not have a cancellation policy in our lease agreement, The Block does allow residents to re-lease their space by finding someone to take over the remainder of their lease agreement. It is ultimately the responsibility of the resident to find a resident replacement to take over their space. Check out our sample guide to releasing at The Block under Resident Resources.

What is a guarantor?

To mitigate the risk of delinquent or defaulting residents, we require applicants to provide someone to guarantee their housing contract.

When is a guarantor required?

All residents require a guarantor to complete the guaranty agreement for their lease. In the case of a conventional joint and several lease agreement, one guarantor can choose to guaranty the entire lease agreement or multiple guarantors are also acceptable.

Can I be my own guarantor?

A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the rental installment.

What paperwork is required with a guarantor?

The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.
